A roofing square is 100 square feet of roof surface, and almost every price in this trade is quoted against it. Materials are packaged per square, crews are paid per square, and insurance scopes price tear-off and installation per square. So "what does roofing cost per square" is the single most useful price question in the business — for a homeowner comparing bids, and for a contractor trying to figure out whether the number on their proposal actually leaves anything behind.
Here is the honest answer, layer by layer: what the ranges are, what is inside them, and what changes them.
The short answer: installed cost per square by material
These are ballpark installed ranges — materials plus labor, on a straightforward roof, before tear-off and before complexity adders. They are the same ranges behind our roof replacement cost calculator.

Two things to hold onto before you use any of these numbers.
These are ranges, not prices. Material cost moves with the market, labor rates vary by metro more than most people expect, and the same house gets bid differently in Dallas than in Denver. Treat the range as a sanity check on a bid, not as a quote.
Architectural asphalt is the reference point for storm work. The overwhelming majority of insurance restoration roofs in hail country are dimensional asphalt shingles, so when a rep says "we're at about six hundred a square," that is the number they mean.
What is actually inside a per-square price
A per-square number that only counts shingles and install labor is not a price — it is a fragment. Here is what a complete one carries.
Field material. The shingles themselves, at three bundles per square for standard asphalt. Heavier and specialty profiles run four or five bundles per square, which changes both cost and how many pallets the supplier drops.
Accessories that never show up in the shingle price. Underlayment, starter strip, ridge cap, drip edge, ice and water shield in the valleys and eaves, pipe boots, nails, and step flashing. Several of these are priced by the linear foot, not the square, which is exactly why they get under-ordered and under-billed.
Install labor. The crew's rate, whether that is a subcontracted per-square piece rate or an in-house hourly crew. We break this down in detail in roofing labor cost per square.
Tear-off and disposal. Removing one existing layer and getting it into a dumpster runs roughly $60 per square per layer, and a second layer roughly doubles that portion. On a 25-square roof with two layers, that is about $3,000 before a single new shingle goes on.
Overhead and profit. Insurance, workers' comp, the truck, fuel, the office, the software, the warranty reserve, and the money the company is supposed to make. This is the piece contractors leave out and then wonder where the year went.
Tear-off: the line most bids get wrong
Tear-off is quantity-sensitive in a way installation is not, because it scales with layers, not just squares.

Two field notes worth more than the table:
- You often cannot know the layer count from the ground. A quick lift at a rake edge or a look in the attic tells you. Guessing costs you the dumpster and the labor on every roof you guessed low.
- Layovers are frequently not allowed. Most codes cap a roof at two total layers, and many manufacturers void warranty coverage on a layover. A bid that is dramatically cheaper because it skips tear-off is buying a problem.
Pitch and complexity: the multiplier nobody prices for
Two roofs can be 25 squares each and cost very different amounts to install, because squares measure area and not difficulty.

The same effect shows up in material. Cut-up roofs with lots of hips, valleys, and dormers scrap more shingle: a simple gable runs around 10% waste, a typical roof 15%, and a heavily cut-up hip roof 20% or more. On a 30-square roof, the difference between 10% and 20% waste is three full squares of material.
Second-story and third-story work, difficult access, steep driveways, tight lots with nowhere to put a dumpster, and solar panels that have to come off and go back on all belong in the same bucket. None of them change the square count. All of them change the cost per square.
A worked example, start to finish
Single-story house, 2,000 sq ft footprint, 6/12 pitch, one existing layer, architectural shingles.
- Footprint to surface area: 2,000 × 1.118 (the 6/12 pitch multiplier) = 2,236 sq ft
- Surface area to squares: 2,236 ÷ 100 = 22.4 squares
- Install at the mid of the architectural range (~$575/sq): 22.4 × $575 = $12,880
- Complexity at 6/12 (×1.15): $12,880 × 1.15 = $14,812
- Tear-off, one layer: 22.4 × $60 = $1,344
- Total ballpark: about $16,200, or roughly $723 per square all-in
Notice what happened between step 3 and step 6. The "cost per square" grew by 26% without the roof getting any bigger. That gap — between the headline material number and the delivered number — is where most underpriced bids die.

How insurance prices a square — and why it differs
On a storm job the per-square price is not yours to set. The carrier's estimate, usually built in Xactimate, carries regional unit prices per SQ for tear-off and for installation, refreshed on a schedule. Your job is not to argue the unit price — it is to make sure the quantities and the line items are right.
That is a completely different exercise, and it is where the money is:
- Square count. If the scope of loss shows 22 squares and the roof measures 26, that four-square gap is a documentable correction, not a negotiation.
- Missing accessories. Drip edge, ridge cap, valley metal, and starter are separate line items and are among the most commonly missed.
- Steep and two-story adders. Xactimate has line items for both. A scope written flat on a 10/12 roof is underpaying the labor that roof actually takes.
- Overhead and profit. Whether O&P is owed is a scope-complexity question, and it is worth understanding before the adjuster meeting rather than after.
Everything above is a quantity or a line item — which is to say it is a supplement, and it is why contractors who reconcile the scope against real measurements collect meaningfully more per job than those who accept the first estimate.
Building a per-square price that survives your overhead
If you sell roofs, the useful version of this question is not "what does roofing cost per square" but "what must I charge per square."
Work it backwards:
- Total your direct job cost per square. Material delivered, install labor, tear-off, dumpster, permit share, warranty reserve. Be honest — include the fuel and the crew's drive time.
- Divide by your target gross margin. At a 35% gross margin target, sell price = direct cost ÷ 0.65. A $420 direct cost becomes a $646 sell price, not a $567 one. Marking up by 35% and dividing by 0.65 are different operations and the difference is real money.
- Check it against overhead. Annual overhead ÷ annual squares sold = the overhead each square must carry. If that number is bigger than the gross profit per square you just calculated, the business loses money on volume.
- Re-price when material moves. A per-square price written eighteen months ago against last year's shingle cost is a slow leak.
Most established residential roofers target something in the 30–40% gross margin band on replacement work. The five mistakes that cost the most
Quoting off the house's square footage instead of the roof's. A 2,000 sq ft house does not have 20 squares of roof. Pitch, overhangs, and porches push it higher — usually 22 to 26 squares. Bid the wrong one and you eat the difference. See how many squares is my roof.
Forgetting the pitch multiplier. On an 8/12 roof, footprint math under-orders by 20%. That is a crew standing on a stripped roof waiting for a supplier run.
Pricing waste at zero. Waste is not padding. Cuts at hips, valleys, and rakes are physically discarded material.
Assuming one layer. Check before you bid, not after the tear-off crew is on site.
Pricing complexity as if it were area. Steep, cut-up, high, and hard-to-access roofs cost more per square. If your price is flat across all of them, the simple roofs are subsidizing the hard ones, and your best jobs are paying for your worst.
