Rubber boot vs. lead boot are priced differently in Xactimate; confirm material

Pipe boot — large diameter 4"+ (each)

Higher unit cost than standard boot; confirm with adjuster at re-inspection

Headwall / endwall flashing (per LF)

Where roof plane terminates against a vertical wall above; commonly missed

Valley metal — open W-valley (per LF)

If converting from woven to open valley, document the reason in writing

HVAC curb flashing (each)

If hail damaged the flashing; D&R vs. replacement — different Xactimate lines

Skylight curb flashing kit (each)

Both labor and manufacturer kit material; confirm kit price vs. generic flashing

Gutter apron (per LF)

Metal apron goes under drip edge and over gutter back; prevents back-flow water intrusion

Gutters — detach & reset (per LF)

When undamaged gutters are in the work zone; D&R is a separate line from replacement

Gutters — full replacement (per LF)

Document dents with close-up photos showing spatter marks from hail

Downspouts — replacement (per LF or each)

Check elbows and connections; often dented at gutter connection

If curb is in work zone and unit must be lifted; coordinate with HVAC contractor

TV antenna — D&R (each)

Often forgotten; easy to document with photo during inspection

Turbine vent — D&R if not replacing (each)

Even if turbine is undamaged, D&R is a billable line item when in work area

Fascia / soffit — D&R if accessing (per LF)

If you must remove fascia to properly install drip edge; document the access need

General Contractor O&P — 10% overhead + 10% profit

Standard on ANY job requiring coordination of multiple trades; push back if insurer excludes it

Subcontractor overhead & profit

When using subs for trades (gutters, HVAC, electrical for solar); they have their own O&P

Project management / GC supervision fee

Separate from O&P on complex multi-trade jobs; document GC involvement scope

Material price list update / cost escalation

If Xactimate price list is older than current supplier pricing; request updated list from adjuster

Building permit fee

Insurer must pay actual permit cost; document the fee from your permit office

Permit application labor (GC time to file)

Overhead time to apply, follow up, and close out permit; separate from fee itself

Code upgrade: expanded I&W shield coverage

If local code requires more than 24" minimum; document the specific code section

Code upgrade: 6-nail pattern (high-wind zone)

Reduces coverage per bundle — must adjust SQ quantities in scope accordingly

Code upgrade: ring-shank / sealed nails required

Required in many coastal and high-wind markets; document local code requirement

Code upgrade: OSHA fall protection costs

If AHJ requires documented fall protection system; can be a significant cost item

Post-installation AHJ inspection fee

Some jurisdictions charge for final inspection; document actual fee from permit office

Recoverable depreciation (RCV holdback)

Track and formally request recoverable depreciation once work is verified complete

Re-inspection fee (when adjuster disputes)

Some carriers have a formal re-inspection process with an associated cost; document it

Engineering / structural inspection report

If carrier disputes causation; engineer report is compelling evidence and a billable cost

Aerial measurement / EagleView report cost

Measurement report fee is a legitimate line item if ordered to support your scope

Xactimate estimate preparation fee (if 3rd-party)

If you use a supplement company or public adjuster; their fee may be on the claim
