Terms & Conditions

1. PERMITS: Contractor shall obtain all required building permits. The cost of all permits is included in the Contract Price, unless otherwise noted in a written change order.

2. INSURANCE: Contractor maintains commercial general liability insurance and workers' compensation coverage as required by applicable state law. Certificate of insurance available upon request.

3. DEDUCTIBLE: Homeowner is responsible for payment of their insurance deductible to Contractor as agreed with their insurance carrier.

4. RIGHT TO CANCEL: Homeowner may cancel this contract without penalty within three (3) business days of the date of this agreement by providing written notice to Contractor.

5. CHANGE ORDERS: Any changes to the agreed scope of work, materials, or Contract Price must be documented in a written change order signed by both parties before commencing the additional work.

6. EXISTING CONDITIONS: Contractor is not responsible for damage to pre-existing conditions discovered during construction, including rotted or deteriorated decking, damaged structural members, or damage from previous installations.

7. INSURANCE PROCEEDS: If actual insurance proceeds are less than the Contract Price due to code upgrades, betterment, or insurer underpayment, Homeowner agrees to pay Contractor the difference.

8. PROPERTY ACCESS: Homeowner agrees to provide Contractor and its subcontractors reasonable access to the property and structure during normal working hours.

9. MECHANICS LIEN: Contractor reserves the right to file a mechanics lien on the property for any unpaid balance in accordance with applicable state law.

10. COMPLETION: This contract is substantially complete when all materials have been installed and debris has been removed from the property. Remaining punch items shall be completed within thirty (30) days of substantial completion.

11. DISPUTE RESOLUTION: Any disputes arising from this agreement shall first be submitted to non-binding mediation. If mediation is unsuccessful, disputes shall be resolved by binding arbitration.

12. GOVERNING LAW: This contract is governed by the laws of the State of YOUR STATE.
